I have an empty property and would like to use it for short term rentals such as airbnb, can you help
The short answer is yes. Depending on how involved you want to be will depend on our input. If you want us to look after your property 100% - furnish it, create listings, marketing & advertising, deal with all booking and guests and then ensure the place is clean for the next guest and you want to just sit back and earn the revenue then we will charge 15% of revenue plus set up costs (i.e. furniture, fixtures etc.) We also advertise on other major sites such as HomeAway, VRBO, Trip Advisor, Holiday Lettings amongst others.
How do I know my property WILL be looked after and not damaged or vandalised
Each of the major short term rental websites offer hosts guarantees, these range from £600,000 up to £1 million so you can be sure that with each and every booking the correct insurance is in place. We always ask for a security deposit and ID for the main booker.
If you manage my property how do I receive my income
Within 24 hours of the guest checking out the property will be cleaned and inspected to ensure there has been no damage to your property. We will then add that income to our comprehensive database which shows a breakdown of income, commissions, fees etc. This will be sent to you with a projection for the month ahead and as an actual for the previous month. We aim to payout by 22nd of the month for the previous months earnings.

I'm already a host but I am regularly out of town can you help
Absolutely we can, if you know you have a trip away planned for a couple of weeks and would like us to take over any aspect of your rental, i.e. bookings, meet & greet, cleans etc. then the more notice you can give the better but ideally no less than 7 days so we can ensure we have appropriate cover. We are happy to discuss fees dependent on service provided
How do I know my earnings are safe
All the top short term rental websites (such as Airbnb, HomeAway, Holiday Lettings etc.) handle all bookings and receive the money direct from the guests and hold on to that money until (usually) 24 hours after the guest has checked in. We really like this idea as it not only protects the guest (there has been occasion where a guest turns up to what he thought was a nice family house and it turns out to be a pile of rubble where a house once stood) it also protects the host so that if there is an issue with the guest then the platform are the middle man and will aim to rectify the situation. We collect all payments ourselves for any Booking.com or direct bookings so you can be sure we have this money safe until payout day.
How do I pay for your services if you don't manage my property
Once we've had an initial discussion about your bespoke requirements we will discuss prices and terms. We would invoice you within 24 hours of providing the service and to keep our costs to a minimum we require the invoice to be paid within 7 days.
